The cottage is detached, self contained & set away from the owners house with direct access to public footpaths.

We are offering our pool house which consists of sauna, hot tub, kitchen, double shower room, bedroom/living room with separate wc. Beautiful countryside views. This building is located in our garden which is an acre in total. From the garden you have the added bonus of seeing Llamas and wild deer in the adjoining field. We are situated close to the cuckoo line and there are beautiful walks nearby. We do allow dogs but we do ask that they are added to your reservation as we make a charge.

There are a huge range of activities and sights nearby including the lovely Penshurst Place. There are also so many fantastic places to eat and drink giving guests a lot of options to keep busy.

The Hopper Hut self-contained accommodation

The Hopper Hut originally served as temporary accommodation for hop pickers. It used to house up to four families from London on their working holidays. Today, following extensive restoration, the unique square building welcomes visitors once again. Nestled on a working farm in an Area Of Outstanding Natural Beauty, it offers sweeping views of Bewl Water reservoir and surrounding farms. With easy access to all the lovely restaurants, bars and shops in this picturesque town. The train station is just down the hill.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
