This charming & inviting 4 bedroom home can accommodate sleeping arrangements for up to 14 guests.A spacious entranceway that's furnished as a family/game room. A fully stocked kitchen, large spacious living room with tv/wifi internet. One full bathroom with tub/shower.

Iris cottage is set on a quiet road in WNY just 15 mi. from Letchworth State Park and 5 mi. from Houghton College. Gas fire place greets guests on chilly days and a large deck overlooks woods and Higgins Creek. The kitchen is well stocked and fully equipped. Whether summer or winter this is the perfect place to enjoy WNY nature at its best and get away from it all. 2 bedrooms open to open plan living, kitchen and dining. Onsuite master has a second electric fireplace and deck access.

A peaceful clean home for you to enjoy!! We have a very nice size yard for camp fires and just relax in without any neighbors.Welcome to a peaceful country home in the middle of several very large ponds. Relax on the covered screened porch or the back deck for peaceful meals or just some bird watching. Not super far off the road but you feel like it. Road is pretty quiet and lots of wild life. Ponds and woods not our property so please stay in yard/ grass only

For our winter guests, Swain Ski Resort is 14 miles from our place.
