Comté de Larimer, Colorado

When deciding whether to become an Airbnb Host, it is important for you to understand the laws in your county. We know that our Hosts contribute both economically and culturally to Larimer County, but to keep our community relationships strong, your work cannot end there.

We recommend that you do your own research as this article isn’t fully comprehensive and, as a platform and online marketplace, we do not provide legal or tax advice. Nonetheless, we want to provide resources that may help you better understand the short-term rental regulations which can be found here.

This list is not exhaustive, but it may give you a good start in understanding your local regulations. If you have questions, you can visit the Larimer short-term rental page, email codecompliance@larimer.org, or consult a local lawyer or tax professional.

All short-term rentals within unincorporated Larimer County must register with the County of Larimer prior to operation. The governing Enforcement of Short-Term Rentals Ordinance applies to the unincorporated area of Larimer County including unincorporated parcels within the Estes Valley Planning Area.

Registration

In 2019, and again in 2023, Larimer County (County) adopted regulations regarding short-term rentals. Additionally, in 2021, the Enforcement of Short-Term Rentals Ordinance (Ordinance) was adopted. The Ordinance has been amended twice and clearly establishes requirements for hosts to list and advertise their properties legally:

  1. Set up a pre-application conference with Larimer County staff. These meetings are required for any new development review process and staff will help you determine which steps are needed to complete the permitting process. You can email for a meeting at planning@larimer.org or leave a voicemail at (970) 498-7679.
  2. After your pre-application meeting, review the applicable handouts at the Larimer County handouts and guides page. Included there will be an STR Rental Review Process Guide that should direct you to the components of the review process, including site visits and instructions for the public hearing process. If you have additional questions, please email codecompliance@larimer.org.

Additional Information

Other contracts and rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.

Our commitment to your community

We are committed to working with local officials to clarify how local rules impact the community. We will continue to advocate for changes that will enable people to rent out their homes.
